A reservation fee holds the home and takes it off the market at the agreed price. The amount is set by the developer and is part of the price, not extra.
Your solicitor checks the contract and the lease, and carries out identity and source-of-funds checks. We introduce solicitors who work with Gulf buyers every week.
About 21 to 28 days after reserving, you sign and pay 10% of the price. From this moment the purchase is legally binding on both sides.
For homes still being built, some developers ask for a further payment during construction. Example: London Square Woolwich is 10% now, 10% after a year, 80% on completion.
When the home is finished you pay the balance, from savings or a mortgage, and the home is registered in your name at HM Land Registry.
A completed home can be yours in six to ten weeks from reservation. A home under construction is reserved now and completed when the building is finished, which for our current developments is between this year and the end of 2028.

A government tax paid once, when the purchase completes. It is charged in bands, so each slice of the price is taxed at its own rate.

Yes. There is no restriction on overseas buyers and no residency requirement. You need a passport, proof of address and proof of the source of funds for the solicitor.
No. Reservation, solicitor checks and contract signing can all be done from your home country. We arrange viewings when you are in London, or a video tour.
Usually a reservation fee, then 10% of the price when contracts are exchanged, about four weeks later. Each developer's plan is on the project page.
Some UK and Gulf banks lend to non-resident buyers, typically up to 60 to 75% of the value. We introduce you to a broker.
Stamp duty is charged in bands from 0% to 12%. A buyer who does not live in the UK adds 2% on the whole price, and a buyer who already owns a home anywhere adds a further 5%. On a £500,000 apartment that is about £50,000 in total.
Apartments in London are sold on long leases, here 999 years. Houses in several of our developments are freehold. New leases granted since June 2022 carry no ground rent.
Yes. A letting agent can find tenants and manage the home. UK tax on the rent is handled through the Non-Resident Landlord Scheme.
