UK house prices rise 1.4% in a year to £272,611, official index shows

The UK House Price Index for July 2026 puts the average home at £272,611, up 0.7% on June and 1.4% on July 2025.

The numbers

HM Land Registry and the Office for National Statistics publish the UK House Price Index each month, based on completed sales. For July 2026 the average UK house price was £272,611. Prices rose 0.7% between June and July and 1.4% over the year. The index stands at 104.5 against its January 2023 base.

Why it mattersPrices are moving slowly, which is the opposite of the Gulf right now. For a Kuwaiti buyer that means London is a market to buy on quality of the building and the location rather than on a rising tide, and to negotiate: developers are offering incentives on completed homes.
