Buying a qualifying property worth at least USD 400,000 may allow you to apply for Turkish citizenship, provided you undertake not to sell it for 3 years and complete the official requirements and approvals.

A home you own and live in

The route
Turkish law allows a short-term residence permit for people who own property in Türkiye.
The home
It must be a home, used as your home, and not rented out.
The value
The Ministry of Interior sets which homes qualify and their value, and these rules have changed in recent years. We confirm the current conditions for your home before you buy.
Length
Issued for a limited period and renewable. The length is decided by the authorities.
Family
Family members who co-own the home can apply on the same basis. Others usually need their own permit.

Three rules that protect your application.

Most problems come from these three points. We check all of them with you before you pay.

Three figures, one threshold

The deed price, the bank payment and the official valuation must each reach USD 400,000. If one falls short, the property does not qualify.

Three years

You sign that you will not sell for 3 years. The undertaking is noted on the title deed.

The right seller

The property must not be registered to a foreigner, and a property can be used for citizenship only once. We check its history before you sign.

The procedure

Citizenship, in four steps.

These steps follow the Land Registry's official guidance. No official processing time is published, so we do not promise one.

  1. Choose a qualifying property

    We check the price, the seller and the payment rules with you before you sign.

  2. Pay and value it

    Pay in foreign currency through a bank in Türkiye. A licensed valuer prepares the official valuation report.

  3. Title deed and certificate

    The deed is signed with the 3-year undertaking. The Land Registry then issues the investment certificate.

  4. Residence, then citizenship

    You apply for the investor residence permit, then for citizenship. The decision is made by the Turkish authorities.

Main documents usually asked for

  • Passport, translated where needed, and recent photos
  • The bank's currency purchase certificate and payment receipts
  • The official valuation report and, for buildings, compulsory earthquake insurance
  • For family: marriage and birth certificates

Good to know

  • Turkish homes are described as 1+1, 2+1 and so on: the number of bedrooms, plus one living room.
  • Net area is the space inside the flat. Gross area adds walls and a share of the common areas, and sales are usually based on it.
  • Foreigners can buy only if their country is on an official list that is not public. The land registry confirms each buyer.
  • Rules and amounts can change. We check the current rules before you pay.

How much property do I need for Turkish citizenship?

A qualifying property worth at least USD 400,000. The title deed price, the payment through a bank in Türkiye and an official valuation report must each reach this amount. VAT, fees and commission do not count. Source: Land Registry (Your Key Türkiye).

Does every property qualify?

No. Shared ownership, agricultural or empty land and timeshares are excluded. The property must not be registered to a foreigner, a second-hand one has extra rules, and a property can be used for citizenship only once. Source: Land Registry guideline, 2024.

Can I buy off-plan?

Only with a sales-promise contract signed at a notary, the full amount paid, and the building's condominium or floor easement in place. Source: Regulation on the Turkish Citizenship Law, Article 20.

Can I combine more than one property?

Yes, if each purchase meets the rules and the total reaches USD 400,000. Source: Land Registry (Your Key Türkiye).

When can I sell the property?

Who in my family can be included?

Your spouse, and your and your spouse's minor or dependent children. We do not promise that adult children are included. Source: Turkish Citizenship Law 5901, Article 12.

How long does it take?

No official processing time is published, so we do not promise one. Citizenship is granted by Presidential decision.

Can I get a residence permit without citizenship?

Owning a home in Türkiye can be the basis for a short-term residence permit, if you live in it and do not rent it out. The Ministry of Interior sets which homes qualify and their value, and the rules have changed in recent years, so we confirm the current conditions for your home before you buy. Can Kuwaiti citizens buy property in Türkiye?

What do 1+1 and gross area mean?

1+1 means one bedroom plus one living room; 3+1 means three bedrooms plus one living room. Net area is the space inside the flat. Gross area adds walls and a share of common areas, and sales are usually based on it.
