Dubai property sales reach AED 379.4 billion in the first nine months of 2026

Dubai Land Department figures show 123,416 sales from January to September, the second highest value on record for the period after 2025. September alone added AED 29.66 billion of sales.

Nine months in numbers

From January to September 2026 Dubai registered AED 574.12 billion of real estate transactions across 165,018 sales, mortgages and gifts. Sales were AED 379.4 billion across 123,416 transactions: AED 196.08 billion of ready property (about 39,320 deals) and AED 183.32 billion off-plan (84,090 deals). Mortgages added AED 151.13 billion and gifts AED 43.6 billion.

September

September sales were AED 29.66 billion across 11,430 transactions: AED 16.03 billion ready and AED 13.63 billion off-plan. With mortgages and gifts, the month totalled AED 50.78 billion across 16,490 transactions.

Compared with 2025

The nine-month sales value is the second highest on record for the period, behind 2025. A W Capital analysis of the same Dubai Land Department data puts the same period of 2025 at AED 495.8 billion from 157,306 sales. The leading areas by sales value this year were Business Bay, Airport City, Al Yalayis 1, Palm Deira and Palm Jumeirah.

Why it mattersThe market is still very active, about 450 sales a day, but it is running below last year's record pace. That shifts some bargaining power back to the buyer: payment plans and launch prices are worth comparing more carefully than in 2025, and almost half the money now goes into off-plan homes, so the developer's delivery record matters as much as the price.
