Can my family live in Oman with me? Residency rules for property buyers

Yes, and the price of the home decides it. In Sultan Haitham City and the Sorouh communities, a home above OMR 50,000 brings your first-degree family into the residency, with no age limit for children who live with you. The Golden Residency always includes the family.

The OMR 50,000 line

The Ministry of Housing and Urban Planning grants a renewable two-year residency to non-Omani buyers in Sultan Haitham City and the Sorouh communities who have paid at least 30% of the property value. If the property is worth OMR 50,000 or less, the residency is for the buyer only. Above OMR 50,000, it covers the buyer and first-degree relatives, with no age restriction for children residing with the buyer.

What the family needs to show

When the application covers more than one person, proof of the first-degree relationship must be attached, such as a marriage certificate or a birth certificate. The rest of the file is the same: the ownership application form, a copy of the buyer's valid passport and a copy of the sketch drawing of the unit.

Why it mattersFor most families from Kuwait the question is not only where to buy but who can live there. A unit at OMR 49,000 and one at OMR 51,000 look alike on paper, but only the second brings the family in.

With the Golden Residency

The ten-year Golden Residency, from OMR 200,000 in an Integrated Tourism Complex, includes first-degree family members with no age or number limit. It also lets the holder issue visit visas for relatives and employ up to three domestic workers.
