The procedure

From booking to residency, in four steps.

For Sultan Haitham City and the Sorouh communities, as the Ministry sets it out. We prepare the file with you at step one.

  1. You apply through the developer

    With your booking, you submit the ownership request through the project's developer.

  2. The developer sends it to the Ministry

    The request goes to the Ministry of Housing and Urban Planning, Real Estate Registry Department.

  3. The Ministry checks it

    After studying it, the Ministry refers it to the relevant authorities for preliminary approval.

  4. The answer arrives by email

    The developer receives the official approval or rejection by email, at the address in the application.

Can a foreigner buy property in Oman and get residency?

Yes. In Sultan Haitham City and the Sorouh communities, a non-Omani buyer can apply for a renewable two-year residency once 30% of the price is paid. In Integrated Tourism Complexes, a finished property worth OMR 200,000 or more qualifies for the ten-year Golden Residency.

How much do I have to pay before I can apply?

For the two-year residency, at least 30% of the property value. You do not have to pay the full price first.

Do I have to wait until the home is finished?

Not for the two-year residency: it depends on the 30% you have paid, not on handover. The Golden Residency needs a finished property with the title deed in your name.

Can my family get residency too?

With the two-year residency, yes if the property is worth more than OMR 50,000: you and your first-degree family, with no age limit for children who live with you. At OMR 50,000 or less it covers the buyer only. The Golden Residency always includes first-degree family, with no age or number limit.

How long is the residency, and can I renew it?

The residency in Sultan Haitham City and the Sorouh communities is for two years and is renewable. The Golden Residency is for ten years.

What is the minimum price for residency?

The Ministry's rules for Sultan Haitham City and Sorouh set two bands: up to OMR 50,000 for the buyer alone, above OMR 50,000 with the family. The Golden Residency starts at OMR 200,000, and you may combine more than one investment to reach it.

How much is that in Kuwaiti dinars?

At today's rates, OMR 50,000 is about KWD 40,000, and OMR 200,000 is about KWD 160,000.

Which projects qualify?

For the two-year residency: homes in Sultan Haitham City, such as Zaha Residence, Wadi Zaha, Sarooj and Yenaier, and in the Sorouh communities. For the Golden Residency: Integrated Tourism Complexes such as Al Mouj, Yiti, AIDA and Muscat Hills. We confirm each unit with the developer in writing before you pay.

What documents do I need?

For the two-year residency: the ownership application form, a copy of your valid passport, and a copy of the sketch drawing of the unit, plus proof of relationship, such as a marriage or birth certificate, for each family member.

Does residency through property lead to Omani citizenship?

No. It is residency, not citizenship.
