Egyptian citizenship and residency, answered simply.
How much property do I need for Egyptian citizenship?
A property worth at least USD 300,000, about KWD 92,000, paid with money transferred from abroad or brought in through customs and declared.
Can I pay in instalments?
Yes, over up to one year. Citizenship is granted once the full amount is paid. If you stop paying or withdraw, what you paid is returned in Egyptian pounds, without interest.
What does the application cost?
A one-time fee of USD 10,000, paid by bank transfer and not refunded.
How long does it take?
The official site gives three to six months for the first approval and up to three months for the final decision once the payment is complete. Its FAQ puts the whole process at six to twelve months.
Can I live in Egypt while I wait?
Yes. After the first approval you get a six-month residence permit.
What happens if I sell the home?
If you sell within five years, you must pay USD 250,000 to the Central Bank as state revenue, not refunded, to keep the citizenship.
Do I have to give up my nationality?
Egypt allows dual nationality. Some countries do not, so check the rules of your own country before you apply.
Is there a language test?
No. The official FAQ says there is no language test.
Can I get residency without citizenship?
Yes. Owning property in Egypt worth USD 50,000 opens one year of residency, USD 100,000 three years and USD 200,000 five years, all renewable.
Does the home have to be from a government project?
The 2023 rules first spoke of state-owned property. Today's official page sets the value and the transfer from abroad and names no seller. Because this has changed, we confirm your unit with the citizenship authority before you pay.
How many homes can a foreigner own in Egypt?
Up to two homes for living in, under Law 230 of 1996, unless an exception is granted.
What changed in July 2026?
Since 27 July 2026, Egypt's property registry serves foreigners only if they hold a residence card or an exemption card. Plan the residency together with the purchase.
