Buying property in Egypt for citizenship or residency: the simple guide

Two routes. From USD 300,000 in property paid from abroad, Egyptian citizenship. From USD 50,000, a renewable owner residency of one, three or five years.

Citizenship: USD 300,000

A property of at least USD 300,000, paid with money from abroad, over up to a year. Fee USD 10,000. Six-month residence while you wait. Keep the home five years, or pay USD 250,000 to keep the citizenship.

Residency: from USD 50,000

One year from USD 50,000, three years from USD 100,000, five years from USD 200,000, renewable.

Two rules to know

A foreigner can own up to two homes for living in under Law 230 of 1996, unless an exception is granted. And since 27 July 2026 the property registry serves foreigners only with a residence card or an exemption card.
