Egyptian citizenship through property: USD 300,000, paid over a year
Egypt's official investment programme grants citizenship to a foreigner who buys property worth at least USD 300,000 with money from abroad. It can be paid in instalments over up to a year, and the fee is USD 10,000.

The rule
A property worth at least USD 300,000, paid with money transferred from abroad through a bank, or brought in through customs and declared. Instalments are allowed over up to one year; citizenship is granted once the full amount is paid. If payment stops or the application is withdrawn, the money is returned in Egyptian pounds without interest.
The steps
Apply online at egyptcitizenship.gov.eg and pay the USD 10,000 fee, which is not refunded. The first approval comes in about three to six months, with a six-month residence permit. Complete the payment, and the final decision follows within three months. The official FAQ puts the whole process at six to twelve months.
Keep it five years
If you sell within five years, you must pay USD 250,000 to the Central Bank, as state revenue that is not refunded, to keep the citizenship.
Before you apply
Egypt allows dual nationality, but some countries do not, so check your own country's rules. There is no language test. Because the seller rules changed in 2023, we confirm your unit with the citizenship authority before you pay.
