Aldar launches Yas Riva Reserve: 292 waterfront villas on Yas Island

What was announced

Aldar Properties has opened sales at Yas Riva Reserve, a gated waterfront village of 292 single-row villas set along the canal at the edge of Yas Island in Abu Dhabi. There are 247 inland villas and 45 waterfront villas, in five types: four-, five- and six-bedroom inland villas, and five- and six-bedroom waterfront villas.

Prices start at AED 7.9 million for a four-bedroom inland villa of about 437 m² on a 711 m² plot, and reach AED 14.5 million for a six-bedroom waterfront villa of about 609 m² on a 1,294 m² plot. The largest groups are the four-bedroom (96 villas) and five-bedroom inland villas (116). Only 17 five-bedroom and 28 six-bedroom villas sit on the water.

The payment plan

Buyers pay 5% at booking, then 5% every five months for 25 months, then two payments of 10%, and 50% on handover, which Aldar puts in the third quarter of 2030. Aldar is waiving the service charge for five years and the 2% Abu Dhabi Municipality registration fee, and no mortgage pre-approval is needed to book.

What is inside the village

The plan puts a clubhouse at the centre with indoor and outdoor pools, a gym, a yoga studio, a library and a games room, next to a small retail street with a café, mini mart, pharmacy, salon, barber and laundry. Outside are padel courts, jogging and cycling tracks, a canal viewing deck, a hobby garden where residents grow their own plants, and pontoons on the water. A mosque sits inside the community.
