The announcement

In a press release dated 20 October 2026, Arada said it has launched Arada KSA, a new company formed in a strategic partnership with XTOPIA, a community and lifestyle company based in Jeddah. Mohammed AlDhabaan, Chairman of XTOPIA, has been appointed Chairman of Arada KSA. The partnership gives the new company a land bank of 10 million square metres across Saudi Arabia, valued at SAR 50 billion, including sites in Riyadh, Jeddah and Makkah. The Saudi newspaper Okaz reported the same figures on 19 October. AlDhabaan said the launch marks a significant step forward for the development of world-class communities in the Kingdom.

The first project: Al Rimal, Riyadh

Arada KSA's first project is a SAR 14 billion residential master plan in the Al Rimal district of north-eastern Riyadh, covering about 2.5 million square metres. It is planned to hold an estimated 3,500 villas and townhouses, 100,000 trees, a school, shops, a community centre and sports facilities. The master plan will be developed with the relevant government authorities, and the project will be funded through an investment structure regulated by the Capital Market Authority and managed by a licensed financial company. Onsite construction and sales are both scheduled to begin in 2027. None of the sources gives prices, payment plans or home sizes, and we do not add any.

A greener Riyadh

Arada links the project to the Quality of Life Programme of Saudi Vision 2030 and to Green Riyadh, the Royal Commission for Riyadh City's programme to plant 7.5 million trees and raise green space per person in the capital from 1.7 to 28 square metres by 2030.

Who is Arada

Arada is the developer of Aljada and Masaar in Sharjah. According to its release, it has a development pipeline worth SAR 189 billion (US$50 billion) across five markets, the UAE, Saudi Arabia, the United Kingdom, Australia and Syria, with a portfolio of more than 70,000 homes, of which 17,000 have been completed. Earlier this month Aldar agreed to buy nine residential buildings in Aljada from Arada for AED 1.1 billion.

Why it mattersOur view for a Kuwaiti buyer: this is the first time Arada, whose homes we offer in the UAE and in London, has named a project in Saudi Arabia, and it is a big one: a whole neighbourhood of villas and townhouses rather than a single tower. But there is nothing to reserve yet. Sales are not due to start until 2027, and neither the press release nor the Saudi press gives prices, payment plans, home sizes or who will be allowed to buy. Treat it as a sign of where Gulf developers are putting their money, and of the kind of green, family community Arada now builds. If you want an Arada home today, look at Sharjah: apartments at Aljada, and townhouses and villas at Masaar 3.

What Al Mithaq adds

We do not sell the Riyadh project, and nothing in it is on sale yet. In the UAE we offer Arada homes in Aljada and Masaar in Sharjah, and our UAE residency guide explains which property values can lead to a UAE residence visa. Tell our team in Kuwait your budget and whether you want a villa, a townhouse or an apartment, and we will send the Arada homes available now, with their prices.
