The procedure

From the purchase to the visa, in four steps.

The Dubai Land Department and GDRFA Dubai now take Golden, retirement and two-year property visas through one channel. Processing is officially 7 to 10 working days.

  1. Choose and buy the home

    We match homes to the visa you want and confirm with the developer that the unit qualifies.

  2. Register it in your name

    The title deed or the off-plan contract is registered with the land department of the emirate.

  3. Apply online

    Through the Dubai Land Department, GDRFA Dubai or the ICP, with your documents.

  4. Medical, Emirates ID, visa

    A medical test and biometrics, then the visa and Emirates ID are issued, for you and your family.

  • Several properties can be added together to reach AED 2 million.

How much property do I need for the UAE Golden Visa?

One or more properties worth AED 2,000,000 in total, registered in your name. That is about KWD 167,000.

How long is the Golden Visa?

Ten years, and it can be renewed while the same conditions are met.

Can I get it with a mortgage?

Yes, with an approved UAE bank. Dubai asks for a no-objection letter from the bank. In Abu Dhabi, what you own outright must reach AED 2 million.

Does an off-plan home count?

For the Golden Visa, off-plan homes from an approved developer can count. In Abu Dhabi, AED 2 million must already be paid to the developer. For the two-year Dubai visa the home must be finished. We confirm your case before you pay.

Who in my family is included?

On the Golden Visa: your husband or wife, your children regardless of age, and your parents.

Is there a minimum price for the two-year Dubai visa?

Not any more for a sole owner. Since 2026 the Dubai Land Department accepts a finished home of any value. Joint owners each need a share of at least AED 400,000.

Do I have to live in the UAE?

No. Golden Visa holders have no limit on time spent outside the UAE.

What happens if I sell the home?

The home must stay in your name while the Golden Visa runs. Selling it ends the visa, unless your other property still reaches AED 2 million.

How much does the visa cost?

The Dubai Land Department lists about AED 9,885 for the Golden Visa holder and about AED 5,775 for each family member. The two-year visa is about AED 10,000 to 10,500.

What is the Emaar Golden Visa support?

On selected Emaar homes from AED 2 million, Emaar offers complimentary Golden Visa support for the buyer and up to two eligible family members. Terms apply and the visa itself is issued by the government.

Does it lead to citizenship?

No. It is residency, not citizenship.
