What the Land Department data shows

We searched the Dubai Land Department's open real estate data on the evening of 23 October 2026 for all transactions registered from 19 to 23 October. It returns 2,467 sales worth AED 6.97 billion, 1,001 mortgages worth AED 2.56 billion and 249 gifts worth AED 1.39 billion, about AED 10.92 billion in all by our sum. Of the 2,467 sales, 1,546 were off-plan and 921 were ready properties, and 2,424 were residential. Flats were the largest group with 1,886 sales worth AED 3.15 billion, followed by 209 villas worth AED 0.69 billion and 187 land plots worth AED 2.52 billion. The last entry on Friday 23 October was timed 11:44, the same hour as the last entry on Friday 16 October in the previous week's data, so the week appears complete; any later corrections by the department are not included.

Compared with the week before

The same open-data search for 12 to 16 October, run again on 23 October, returns the figures we published on 18 October and that Arabian Business reported from the Land Department: 2,676 sales worth AED 8.59 billion, 1,266 mortgages worth AED 3.72 billion and 251 gifts worth AED 1.16 billion. So sales fell by 209 transactions, or about 8%, and sales value fell by about AED 1.62 billion, or about 19%. Mortgages fell by 265 transactions and about AED 1.16 billion. The week before included one registration of AED 919.8 million on a single 71 square metre flat in Dubai Marina that the open data does not explain; without it the fall in sales value is about 9%.

Where the sales were

By number of sales, the busiest areas in the Land Department's records were Jumeirah Village Circle with 165 sales worth AED 189 million, Madinat Al Mataar with 158 sales worth AED 194 million, Dubai Land Residence Complex with 138 sales worth AED 129 million, Al Hebiah Fifth with 112 sales worth AED 230 million and Business Bay with 98 sales worth AED 394 million. By value, Al Rowaiyah First led with 39 sales worth AED 1.08 billion, all of them land plots and buildings, including the week's largest single entry, AED 214.5 million for a plot of about 85,235 square metres registered on 22 October. Palm Jumeirah had 27 sales worth AED 275 million and the Burj Khalifa area 40 sales worth AED 190 million. Area names are as the Land Department records them.

Middle prices

By our calculation from the same week's data, the median value of the 1,886 flat sales was about AED 1.19 million and the median value of the 209 villa sales was about AED 3.18 million. A median is the middle sale when all are lined up by price, so a few very large deals do not move it. The week before, the medians were about AED 1.12 million for flats and AED 3.4 million for villas. These are citywide figures across all communities and sizes.

Why it mattersOur view for a Kuwaiti buyer: read the count before the value. The number of sales fell by 209, or about 8%, from the week before, which is a real but modest slowdown. The value fell further, by about 19%, but the week before included one AED 919.8 million entry on a single flat that the open data does not explain; without it, the fall in value is about 9%. This week's value is itself shaped by land: 187 plot sales were worth AED 2.52 billion, more than a third of the total, and 39 sales in one area, Al Rowaiyah First, came to AED 1.08 billion. The middle prices moved little: by our calculation from the same data, the median flat sold for about AED 1.19 million, slightly above the AED 1.12 million of the week before, and the median villa for about AED 3.18 million, slightly below. Nearly two in three sales were off-plan, so for most buyers the escrow account, the payment plan and the handover date remain the first questions. None of this prices a particular building; ask for the recent registered sales in the community you are looking at.

What Al Mithaq adds
