What the Land Department data shows

We searched the Dubai Land Department's open real estate data on 18 October 2026 for all transactions registered from 12 to 16 October. It returns 2,676 sales worth AED 8.59 billion, 1,266 mortgages worth AED 3.72 billion and 251 gifts worth AED 1.16 billion, about AED 13.46 billion in all by our sum. Arabian Business, reporting the same Land Department data on 18 October, gave the same sales count and values and a total of AED 13.47 billion. Of the 2,676 sales, 1,714 were off-plan and 962 were ready properties. Flats were the largest group with 2,008 sales, followed by 275 villas.

Compared with the week before

The same open-data search for 5 to 9 October, run on 18 October, returns 2,641 sales worth AED 7.58 billion, 1,022 mortgages worth AED 2.14 billion and 237 gifts worth AED 1.43 billion. So the number of sales rose by 35 week on week. The rise in sales value, about AED 1 billion, is mostly one registration: AED 919.8 million recorded against a single 71 square metre one-bedroom flat in Dubai Marina, listed as a ready sale. The open data gives no reason for that value.

Middle prices

By our calculation from the same week's data, the median value of the 2,008 flat sales was about AED 1.12 million and the median value of the 275 villa sales was about AED 3.4 million. A median is the middle sale when all are lined up by price, so a few very large deals do not move it. These are citywide figures across all communities and sizes.

Why it mattersOur view for a Kuwaiti buyer: a weekly total says more about activity than about price. One registration in the list, AED 919.8 million recorded against a single 71 square metre flat in Dubai Marina, is on its own about a tenth of the week's sales value, and the open data does not explain it. Without it, sales value was about AED 7.67 billion, close to the week before. The steadier figures are the counts and the middle prices: by our calculation from the same data, the median flat sold for about AED 1.12 million and the median villa for about AED 3.4 million. Nearly two in three sales were off-plan, so most buyers were buying before completion, which makes the escrow account, the payment plan and the handover date the questions to ask first. None of this prices a particular building; ask for the recent registered sales in the community you are looking at.

What Al Mithaq adds

In Dubai we represent Emaar's communities, including Dubai Creek Harbour and Dubai Hills Estate. Our project page lists those communities with prices on request, and our team in Kuwait can pull the recent registered sales for the community you are considering and check a project's Dubai Land Department registration before you reserve.
