London Square, Aldar's London developer, sold £296 million of homes in the first nine months of 2026, up 177%, and plans about 9,000 homes across 30 sites over five years
Aldar's nine-month results, published on 27 October 2026, give the figures for London Square, the London housebuilder Aldar bought in 2023 and whose developments Al Mithaq offers in Kuwait: sales of £296 million (AED 1.4 billion) in January to September 2026, up 177% on a year earlier, £45 million of them in the third quarter, and a revenue backlog of £575 million at the end of September. Two weeks earlier its chief executive, Adam Lawrence, and chief financial officer, Scott Brown, told The National that the company expects to deliver about 9,000 homes in London over the next five years across about 30 sites, with a development value of £5 billion: 3,575 affordable homes, 1,538 build-to-rent homes and more than 3,600 homes for open-market sale. We opened Aldar's release, The National's report and Property Week's report today.

What Aldar's results say about London Square
Aldar Properties published its results for the third quarter and first nine months of 2026 on 27 October 2026. The release says London Square's sales in the third quarter totalled AED 226 million (£45 million), bringing nine-month 2026 sales to AED 1.4 billion (£296 million), up 177% year on year. London Square contributed AED 411 million (£83 million) of revenue to Aldar Development in the quarter and AED 978 million (£198 million) in the nine months. Its revenue backlog, meaning homes sold whose revenue is still to be recognised as they are built and handed over, stood at AED 2.8 billion (£575 million) at the end of September 2026 with an average duration of 32 months. Aldar adds that London Square increased its senior unsecured revolving credit facility to £250 million from £150 million. Aldar groups London Square with SODIC in Egypt as its international businesses and says both increased their contributions to group sales, with nine-month sales up 99% at SODIC and 177% at London Square; group sales as a whole were 34% lower at AED 18.9 billion, as we reported yesterday.
The five-year plan: 9,000 homes on 30 sites
In interviews published by The National on 14 October 2026, London Square's chief executive Adam Lawrence and chief financial officer Scott Brown said the company expects to deliver about 9,000 homes in London over the next five years, on about 30 sites, with a combined development value of £5 billion. The split is 3,575 affordable homes, 1,538 build-to-rent homes and more than 3,600 homes for open-market sale. The company targets 600 completions this year, up from 398 last year, and a sales backlog of £1 billion by the end of 2026. Lawrence said work would start on 12 sites this year, 65% of them affordable homes. London Square has delivered 5,000 homes on 46 sites with a development value of £2.9 billion since it was founded in 2010. The National also reports first-half 2026 sales of £251 million, up 236%, led by Bermondsey Phase 3, Wimbledon Bridge House and Ransome's Wharf, which is consistent with the £296 million nine-month figure in Aldar's release: the difference, £45 million, is the third quarter. Brown said that under the Aldar banner sales have been better than they were historically, and the company says buyers from the Middle East, mostly from the UAE, make up 10% to 15% of its international sales. Among the projects named are Nine Elms, with more than 750 homes, and the former Surrey County Council headquarters, with 292 homes.
Affordable and rental partnerships
Property Week reported the plan on 20 October 2026 and recalled that Aldar bought London Square in December 2023 for £230 million, its first acquisition outside the Middle East and North Africa. It lists two partnerships behind the shift towards affordable and rental homes: a £100 million partnership with the housing association Hyde Group in August 2026 to develop 337 affordable homes in Woolwich, and a partnership with QuadReal in June 2026 on a 241-home build-to-rent scheme in Woolwich with a development value of £120 million. Lawrence told the news site AGBI, as Property Week reported, that the market is more challenging than the company would like, but that its ambition remains to be recognisably London's leading property developer.
