Profit up, sales down

Aldar's release of 27 October gives group revenue of AED 26.2 billion for the first nine months of 2026, up 11% on a year earlier, and AED 9.3 billion for the third quarter, up 16%. Net profit after tax was AED 7.1 billion for the nine months, up 19%, and AED 2.3 billion for the quarter, up 21%; Aldar says the rise came from converting its backlog into revenue and from its investment properties. The National, reporting the same results on 27 October from Aldar's filing with the Abu Dhabi Securities Exchange, gives the quarter's net profit attributable to shareholders as AED 1.9 billion, up 25%. Sales moved the other way. Group development sales were AED 18.9 billion in the nine months against AED 28.5 billion a year earlier, and AED 6.8 billion in the quarter against AED 10.2 billion, both 34% lower. In the UAE alone, sales were AED 14.4 billion in the nine months, 46% lower, and AED 5.0 billion in the quarter, 45% lower. Aldar adds that its sales so far this year stand at more than AED 20 billion.

Who is buying, and what was launched

Sales to buyers from overseas and to expatriate residents of the UAE reached AED 11.3 billion in the nine months, which Aldar puts at 78% of its UAE sales. Aldar launched seven projects in the third quarter: Al Ghadeer Gardens II, Al Ghadeer Parks, The Canopies, Sei Saadiyat, Talay, Talay Beach and Yas Riva Reserve, bringing the total for the year to 12, and it unveiled two new destinations, Marsa Al Saadiyat with a gross development value of AED 60 billion and Yas Point with AED 6 billion. The National reports that a project with Dubai Holding near Dubai Silicon Oasis, with about 7,000 townhouses and up to 5,000 apartments and a gross development value of AED 30 billion, is expected to launch in the coming weeks. Outside the UAE, sales at SODIC in Egypt rose 99% to AED 3.0 billion in the nine months, and at London Square in the UK 177% to AED 1.4 billion (GBP 296 million).

Backlog and handovers

Aldar's development revenue backlog, sales already made but not yet booked as revenue, stood at AED 71.6 billion at the end of September, including AED 59.3 billion in the UAE with an average duration of 28 months. Cash collections were AED 3.9 billion in the quarter and AED 11.4 billion in the nine months. Aldar handed over almost 2,000 homes to customers in the first nine months of 2026, which it says is more than double the number handed over in the whole of 2025. On prices, The National quotes Faisal Falaknaz, Aldar's group chief financial and sustainability officer, as saying the company has been pushing prices incrementally on some projects, and adding that a July launch on Yas Island set a record for non-branded residences at more than AED 31,000 per square metre.

Why it mattersOur view for a Kuwaiti buyer: two numbers matter more than the profit. First, sales fell by about a third on a year earlier, yet Aldar's finance chief, quoted by The National, says the company has held its prices and has been raising them step by step on some projects; a slower sales year does not, on this evidence, mean discounts, so judge each project on its own price list and payment plan. Second, delivery: almost 2,000 homes handed over in nine months, more than double the whole of 2025, and AED 59.3 billion of UAE sales still to be recognised over an average of 28 months. For an off-plan buyer, a developer's record of handing over is the first thing to check, and these are Aldar's own figures. The 78% share of UAE sales going to buyers from overseas and expatriate residents also shows that Aldar's projects are sold mainly to people who are not UAE nationals, as a Kuwaiti buyer would be. None of this is a promise of future prices or returns.
