The Sustainable City Yiti comes to Urban October, days after a USD 100 million deal for its Plaza
Oman's first net-zero city says it is taking part in Urban October 2026 in Muscat this week, from 5 to 8 October. On 30 September its developer signed OMR 38.5 million (USD 100 million) with the World Bank's IFC to build The Plaza, the city's heart of 1,225 apartments, shops and restaurants. Villas, Plaza apartments and the Nikki Beach branded residences at The Arc are all on the table.

What is happening, in one minute
The Sustainable City - Yiti has announced it is taking part in Urban October 2026, the Ministry of Housing and Urban Planning's home and city-building exhibition at the Oman Convention and Exhibition Centre, from 5 to 8 October, within OMRAN Group's space. Visitors can see the homes, ask about layouts and payment plans and hear about the exhibition offer. Three days before the doors open, the city's developer signed the biggest financing in its history.
The USD 100 million deal
On 30 September 2026 the Sustainable Development and Investment Company, the joint venture of OMRAN Group and SEE Holding that owns the city, signed an Islamic green financing facility of OMR 38.5 million, about USD 100 million, with the International Finance Corporation, the World Bank's private-sector arm. The money goes only to the Plaza District: 1,225 apartments with shops, restaurants, wellness, entertainment and community facilities, a district costing about USD 370 million in total. IFC says it is its first real estate investment in Oman, and that the city will house more than 10,000 people and support about 2,200 jobs.

And the villas
The villas came first: the May 2023 launch released 422 homes, 136 villas and 286 apartments, and the first phase sold out. Three and four bedroom courtyard and garden villas sit in the West and East districts with no service charges for life. The developer put full handover on track for the end of 2026, with infrastructure 96% complete by the end of 2024.
Why it mattersWhen the World Bank's private arm puts its first Omani real estate money into a project, the project's heart gets built on schedule. For a buyer from Kuwait, Yiti is twelve minutes from Muscat, freehold for every nationality, with no service charges on the villas and a path to residency. The exhibition week is when the developer's team is in one place with the latest availability.
A city built to run on the sun
Planned by Diamond Developers, the team behind The Sustainable City in Dubai, and delivered with OMRAN Group, Oman's tourism developer, the city was launched on 30 March 2022 on about one million square metres with an investment value close to USD 1 billion. It targets net-zero carbon by 2040 through solar power, recycled water, local food production, electric mobility and walkable streets, and it is planned with two hotels, a school, a nursery, an equestrian centre and an indoor sports complex.

Who is building it?
The Sustainable Development and Investment Company, a joint venture between OMRAN Group, Oman's tourism developer, and SEE Holding, the group behind Diamond Developers and The Sustainable City in Dubai.
