Dubai drops the AED 750,000 minimum for the two-year property visa

The owner of a finished home in Dubai can now apply for the renewable two-year residency whatever the price of the home. Joint owners each need a share of at least AED 400,000.

What changed

The Dubai Land Department now states that the property owner may apply for the residency visa regardless of the property value. Until this year the home had to be worth at least AED 750,000.

The conditions

The home must be fully built and ready to live in, and registered in the owner's name. Joint owners each need a share of at least AED 400,000. The owner can sponsor the family. The visa lasts two years and can be renewed.

Why it mattersA studio or a one-bedroom flat in Dubai now carries a residency for its owner. For a Kuwaiti buyer it turns a smaller investment into a reason to stay, and a step toward the Golden Visa later.

And the Golden Visa

From AED 2 million in property, one home or several, the ten-year Golden Visa opens instead, with the husband or wife, the children and the parents.
