Two routes. From AED 2 million in property, the ten-year Golden Visa with your family. In Dubai, a finished home of any price opens a renewable two-year residency. And on selected Emaar homes, Emaar adds Golden Visa support.

Golden Visa: ten years

Property worth AED 2 million in total, one home or several, registered in your name, in any emirate. Husband or wife, children of any age and parents included. No sponsor and no limit on time abroad.

Two-year visa: any price

In Dubai, the sole owner of a finished home can apply whatever the price. Abu Dhabi has its own two-year Real Estate Owner Visa for a finished home owned fully, with a monthly income of at least AED 10,000.

Why it mattersKnowing which visa your budget opens is the first decision, before the unit: AED 2 million is the line between two years and ten.

Aged 55 or over

A home worth AED 1 million, paid in full, opens a five-year renewable retirement residency in Dubai.
