Real estate transactions in Abu Dhabi reached AED 175.7 billion (about USD 48 billion) from January to September 2026, according to Abu Dhabi Real Estate Centre (ADREC) figures published ahead of the IREIS property show. That is already above the AED 142 billion ADREC recorded for the whole of 2025, and compares with AED 94 billion in the first nine months of 2025.

The nine-month figure

Total real estate transaction value in Abu Dhabi for the first nine months of 2026 reached AED 175.7 billion, about USD 48 billion, according to the Abu Dhabi Real Estate Centre (ADREC). The figure was published in October in the release announcing the 15th International Real Estate and Investment Show (IREIS), which Dome Exhibitions holds at ADNEC Centre Abu Dhabi from 10 to 12 November 2026, and was reported by TradeArabia on 18 October. ADREC registers property deals in the emirate; its totals cover sales, mortgages and other registered transactions.

How it compares with 2025

ADREC's own releases give the earlier totals. In the first nine months of 2025 it recorded AED 94 billion across 29,400 transactions, and for the whole of 2025 it recorded AED 142 billion across 42,814 transactions, a 44% rise on 2024. By our calculation, the nine-month 2026 figure is about 87% above the same period of 2025 and about 24% above the full-year 2025 total, or AED 33.7 billion more. ADREC had already reported AED 117 billion for the first half of 2026, 112% higher than a year earlier, of which sales were AED 86.1 billion across 16,838 transactions and mortgages AED 26.7 billion.

Cash, supply and leases

ADREC figures for the first half of 2026 show that 61% of purchases in the ready market were completed in cash. Residential supply in Abu Dhabi stands at about 409,000 units, with 71,000 more projected by 2030 and deliveries peaking in 2028, and about 7,562 to 8,000 homes are scheduled for completion across 2026. The same release says as many as 233,000 active residential lease contracts were recorded across the emirate, with lease values of AED 9.3 billion in the first half of 2026.

Why it mattersOur view for a Kuwaiti buyer: transactions in Abu Dhabi in the first nine months of 2026 have already passed the total for the whole of 2025, and the figure is attributed to the government's Abu Dhabi Real Estate Centre, not to a broker's estimate. Two details matter more than the headline. In the ready market, 61% of purchases in the first half of 2026 were paid in cash, so most buyers of finished homes did not rely on a mortgage. And ADREC's figures set out the supply pipeline: about 409,000 homes today and 71,000 more due by 2030, with deliveries peaking in 2028, so a buyer can see what is coming before choosing a handover date. Strong totals do not tell you what any single home will be worth later, so judge each project on its own price, payment plan, handover date and location.
