The year so far by sector

Al Rai, citing Ministry of Justice data, puts total property sales from the start of 2026 to 24 October at about KD 2.88 billion across 4,296 sale transactions. Private housing took the largest share of the value, 42.3%, equal to KD 1.22 billion across 3,077 transactions. Investment property ranked second by value with KD 944.02 million across 1,037 transactions, followed by commercial property with KD 487.4 million across 115 deals. Industrial property recorded sales of KD 82.45 million across 32 transactions, agricultural property KD 78.32 million across 20 transactions and the coastal strip KD 68.68 million across 15 transactions. The six sectors add up to about KD 2.881 billion and exactly 4,296 transactions (our arithmetic), so the breakdown matches the totals.

The largest sales in October, to the 24th

In commercial property, a commercial complex in Hawalli led the month with KD 5.1 million for 993 square metres, followed by a commercial complex in Jahra at KD 4 million for 450 square metres and a commercial building in Qibla at about KD 3.14 million for 180 square metres; the Qibla building recorded the highest price per metre among the commercial deals, KD 17,421. In investment property, a building in Riggae led with KD 3.25 million for 1,000 square metres, followed by a building in Kuwait City at KD 3 million for 1,500 square metres and a building in Farwaniya at KD 2.75 million, while a plot of investment land in Salmiya sold for KD 2.6 million. In private housing, a house in Kaifan recorded the highest value, KD 1 million for 737.5 square metres, followed by a house in Nuzha at KD 980,000 for 750 square metres and a plot of land in Faiha at KD 770,000 for 375 square metres; a house in Salwa sold for KD 730,000 (387.5 square metres), a house in Rawda for KD 645,000 (600 square metres) and a house in Abu Fatira for KD 600,000.

Where the figures come from

The figures are sale transactions registered with the Ministry of Justice, as compiled and published by Al Rai on 25 October 2026; the paper headlines them as ten months, but the period runs from 1 January to 24 October. They are totals of recorded sales, not a price index. Al Rai does not compare them with the same period of 2025, does not split the year by month and does not give the October totals on their own, so we do not either. For the month before, Al Rai's September figures, which we reported on 22 October, recorded 331 sale deals worth KD 242.65 million, led by private housing with KD 95.825 million across 259 deals. The October list of the largest deals does not include Sabah Al Ahmad Sea City; in September the city recorded 25 private housing deals worth KD 10.21 million.

Why it mattersOur view for a Kuwaiti buyer or owner: the year so far has the same shape as September. By number, private housing is the market, with 3,077 of the 4,296 transactions, about 72%, yet it carries only 42.3% of the value, because the average private housing sale works out at about KD 396,000, against about KD 910,000 for an investment property and about KD 4.2 million for a commercial one (our calculations from the same data). So a few large investment and commercial deals move the total far more than hundreds of family homes do; read the total as a measure of activity, not of what a house is worth. The October list says more about prices: the top private housing sales were in established areas, a house in Kaifan at about KD 1,356 per square metre of plot, in Nuzha at about KD 1,307, in Salwa at about KD 1,884 and in Rawda at about KD 1,075, and a plot of land in Faiha at about KD 2,053 per square metre (our calculations). A house price per square metre includes the building, so it cannot be compared directly with a price for empty land. Al Rai gives no comparison with the same period of 2025 and no breakdown by area for the whole period, so we make neither. Before you set a price, ask for the recent recorded sales in the same area and block, not the national average.

What Al Mithaq adds

Our Sabah Al Ahmad Sea City page explains the five phases, the usual plot sizes of 400 to 800 square metres and why the later phases have more empty plots to choose from. Availability changes weekly, so we confirm what is actually on the market before showing it. If you hold more than one empty private housing plot, read also our guide to the vacant land fee, which is due on private housing land above 1,500 square metres per owner. Tell our team in Kuwait the area, the size and the budget you have in mind, and we will send you the current options and the recent recorded prices for that area by call or WhatsApp on the same working day.
