The only industrial deal was a 14,385 square metre plot in Sabah Al Ahmad Sea City, sold for KD 17.262 million.

Private housing by governorate and area

Hawalli governorate took the largest share of private housing value, KD 21.03 million across 46 deals, followed by Al Ahmadi with KD 19.34 million across 61 deals, Farwaniya with KD 14.44 million across 41, Jahra with KD 13.64 million across 49, the Capital with KD 12.91 million across 21 and Mubarak Al Kabeer with KD 12.75 million across 36. By area, Mutla'a stood out with 34 deals worth about KD 9.95 million, Sabah Al Ahmad Sea City recorded 25 deals worth KD 10.21 million and Al Zahra 23 deals worth about KD 10 million. The largest private housing sales of the month were a house in Nuzha at KD 2 million, a plot in Sabah Al Ahmad Sea City at KD 1.236 million, a villa in Rawda at KD 1.2 million, a house in Yarmouk at KD 1.05 million and a house in Salwa at KD 1 million. On the last day of the month five private housing deals worth KD 1.705 million were recorded, led by a house in Khaitan at KD 510,000, then houses in Mutla'a at KD 370,000 and KD 365,000, in Al Oyoun at KD 250,000 and in Wafra Residential at KD 210,000.

Sabah Al Ahmad Sea City in the month

The city on the Al Khiran coast appears three times in the September data: 25 private housing deals worth KD 10.21 million, the second largest private housing sale of the month, a plot at KD 1.236 million, and the only industrial sale, 14,385 square metres of land at KD 17.262 million. Together the private housing and industrial deals come to about KD 27.47 million, about 11% of the month's value (our calculation). The private housing deals average about KD 408,000 each (our calculation), and the industrial land works out at about KD 1,200 per square metre (our calculation).

Where the figures come from

The daily trading statistics behind these totals are released by the Real Estate Registration and Documentation Department at the Ministry of Justice; Kuwait Times reported the department's figures for the first three days of September, 72 contracts worth about KD 48.9 million, on 16 September. Al Rai published the full-month totals on 1 October and Al Seyassah on 7 October, with the same figures. Neither article compares September with August or with September 2025, so we make no such comparison. For scale, the Ministry of Justice data reported by Al Rai on 12 September put trading between March and early September at about KD 1.64 billion across 2,541 deals, which is roughly KD 270 million a month over about six months (our rough calculation); September's KD 242.65 million came in below that pace. The Ministry's monthly registration bulletin for September, which counts contracts rather than values, was not yet on its website when we checked today.

Why it mattersOur view for a Kuwaiti buyer or owner: read September in two halves. By number, private housing was the market, with 259 of the 331 deals, about 78% (our calculation), yet it carried only about 39% of the value, because the average private housing deal was about KD 370,000 while 71 investment and commercial deals together carried KD 129.6 million, more than half of the month (our calculations from the same data). A single commercial sale in Hawalli, KD 25.1 million, was by itself a tenth of the month's value, so a monthly total can rise or fall on one deal. For Sabah Al Ahmad Sea City the detail matters more than the total: its 25 private housing deals averaged about KD 408,000, against about KD 293,000 in Mutla'a (our calculations), and the industrial plot sold at about KD 1,200 per square metre. These are recorded sale prices for one month, not an index, and they do not say what a particular plot in a particular phase is worth today; ask for the recent sales in the same phase and on the same canal before you set a price.

What Al Mithaq adds

Our Sabah Al Ahmad Sea City page explains the five phases, the usual plot sizes of 400 to 800 square metres and why the later phases have more empty plots to choose from. Availability changes weekly, so we confirm what is actually on the market before showing it, and we explain which nationalities may own which types of property. Tell our team in Kuwait the phase, the size and the budget you have in mind, and whether the plot is to build on or to hold, and we will send you the current options and the recent recorded prices for that phase by call or WhatsApp on the same working day.
