Oman's housing ministry closes its Live Oman showcase on Oxford Street, London: almost 33,000 visitors in two weeks, seven developers, homes priced from around £100,000 to £2 million

Live Oman, the Ministry of Housing and Urban Planning's platform, said in a release dated 12 October that almost 33,000 people visited its two-week takeover of a store on Oxford Street between 21 September and 4 October 2026, including 3,355 on the opening day. Seven Omani developers showed apartments, second homes, family villas and waterfront projects priced from around £100,000 to £2 million, with selected developments offering freehold ownership to international buyers. The showcase came ahead of the State Visit of Sultan Haitham bin Tarik to the United Kingdom, which the Royal Household has set for 20 to 22 October.

What the ministry announced

In a release issued in London on 12 October 2026, Live Oman, the Ministry of Housing and Urban Planning's platform for living and investing in Oman, said it had concluded its two-week takeover of a store on Oxford Street, bringing Oman's property, investment and lifestyle opportunities to a UK audience ahead of the Sultan's official visit later this month. The release says almost 33,000 people visited the space, including 3,355 on launch day, that the Oxford Street location gave the showcase 1.05 million passers-by, and that the wider Live Oman campaign has generated 28.7 million social media impressions to date. The Minister of Housing and Urban Planning, Dr Khalfan Al Shuaili, is quoted as saying that Live Oman "has given us an opportunity to bring the transformation taking place across the Sultanate directly to London".

Who took part and what was on show

The release names seven developers: Adanté Realty, TMG Muscat, Muscat Bay, Al Abrar Real Estate, Al Ahly Sabbour Development, Al Nama Real Estate and Tathmeer Properties. Properties on show ranged from apartments and second homes to family villas and waterfront developments, with prices from around £100,000 to £2 million, and selected developments offered freehold ownership to international buyers. Times of Oman, reporting on 25 September, listed the projects presented: Sultan Haitham City with its Joud and Yamal projects, A'Thuraya City with Tathmeer Hills, Al Khuwair Downtown, Al Jabal Al Aali, Yenaier (which the paper's English report calls January Residences, a translation of the Arabic name), Al Wafa District, Wadi Zaha, Opal in Muscat Hills and Muscat Bay, with Al Mouj Muscat, Amouage (Dar Al Amouj, as the paper writes it), Vodafone Oman, Oman Air, Sohar International, the British-Omani Society and the Royal Oman Police also taking part. The release adds that the boxer Anthony Joshua, who it says has invested in Adanté Realty's Yenaier development in Sultan Haitham City, appeared in a video message about his investment, and that the former footballers Ali Al Habsi and Freddy Kanouté featured in the programme.

Ownership and residency, as Live Oman states them

The ministry's official Live Oman site, which carried the London dates and address, sets out the offer to a foreign buyer in three lines: own your home outright, with a Mulkiya title, in Oman's designated investment zones; a property-linked residency built for committed investors, covering the buyer's spouse and children; and no annual property tax and no capital gains tax on the home, with one registration fee. The site also says that more than 1,700 homes have already been sold in Sultan Haitham City. The detailed residency rules, including the 30% payment threshold in the new cities, are on the ministry's mechanism for non-Omani ownership, which we explained in an earlier story linked below.

The State Visit

The Royal Household announced on 3 September 2026 that Sultan Haitham bin Tarik had accepted the King's invitation to pay a State Visit to the United Kingdom from Tuesday 20 to Thursday 22 October 2026, hosted at Windsor Castle. The National described the Oxford Street showcase on 25 September as the first Omani government-sponsored property exhibition in Europe.

What the release does not say

The release gives no sales, reservation or enquiry figures from the two weeks, no price for any single project, and no detail of the Yenaier investment it attributes to Anthony Joshua. The price range of around £100,000 to £2 million is the release's own wording across all seven developers, not a price list, and we have not converted it to Omani rials or Kuwaiti dinars. The ministry's site counts Sultan Haitham City homes sold at more than 1,700 without a date, so we report it as the site states it.

Why it mattersThe projects Oman took to London are the same ones a Kuwaiti buyer already finds on almithaq.co: Sultan Haitham City, A'Thuraya City, Wadi Zaha, Muscat Bay and Yenaier. Three things to take from the London fortnight. First, what Live Oman set out for international buyers is what a Kuwaiti buyer should ask about too. Live Oman's own site says a non-Omani owns outright, with a Mulkiya title, only inside the designated investment zones, and that residency is linked to the property, so ask for the project's zone status and the residency path in writing before any payment. Second, London saw prices in pounds; at home the contract and the price list are in Omani rials, and the price list, not an exhibition brochure, is what you sign. Third, the release counts visitors, passers-by and social media impressions, not sales: it publishes no reservation or unit figures, so a busy stand in London does not by itself mean a project is selling out, and it is not a reason to skip the usual checks on the developer, the escrow and the handover date.

What Al Mithaq adds

Our Oman residency page checks in two taps which residency a budget opens and lists the eligible projects, and our Yenaier Residences page shows the home types and sizes in Sultan Haitham City with a two-minute request form; our team in Kuwait comes back with the price list in Omani rials, the zone status and the residency steps for the home you choose.
