Oman's statistics centre: real estate price index rose 22.7% in the second quarter of 2026 from a year earlier, led by residential land at 28%

In its latest quarterly report, published on 26 August, Oman's National Centre for Statistics and Information says its real estate price index for April to June 2026 was 22.7% higher than in the same quarter of 2025 and 6.5% higher than in the first quarter. The residential price index rose 24.6%: residential land 28%, apartments 17.2%, villas 10.8%. Sale deals in the quarter were worth RO 316.9 million.

What the statistics centre published

The National Centre for Statistics and Information (NCSI) publishes a real estate price inflation report every quarter, built on sale deals registered in Oman, with 2018 as the base year. The sixth edition, for the second quarter of 2026, was published on 26 August. Its preliminary figures put the general index 22.7% above the second quarter of 2025 and 6.5% above the first quarter of 2026. Sale deals in the quarter were worth RO 316.9 million: RO 227.7 million residential (71.9%) and RO 89.2 million commercial (28.1%).

Homes and land

The residential index rose 24.6% on a year earlier. Residential land rose 28.0% and was up 6.0% on the first quarter. Apartments rose 17.2%, villas 10.8% and other homes 0.6%. By number, there were 15,653 residential sale deals, 92.7% of the total, and 14,230 of them were residential land, 84.2% of all deals. Apartments were 3.8% of deals, villas 1.9% and other homes 2.7%.

Commercial property

The commercial index rose 12.4%. Commercial land rose 19.2% (RO 79.3 million), while shops fell 12.0% (RO 2.5 million) and industrial land fell 3.9% (RO 7.4 million). There were 1,241 commercial sale deals, 7.3% of the total. In the first quarter of 2026, the statistics centre's key indicator, drawn from Ministry of Housing and Urban Planning data, had the general index 15.9% above a year earlier and the residential index 17.6% above.

Why it mattersOur view for a Kuwaiti buyer: the strongest rise in Oman this year is in land, not in finished homes. Residential land made up 84.2% of all sale deals in the quarter by number, and its index rose 28%, while apartments rose 17.2% and villas 10.8%. The pace has also picked up: the first-quarter index was 15.9% above a year earlier, the second quarter 22.7%. Three cautions. This is one index for the whole of Oman, mostly land plots, so it does not price any single project, and it does not tell you what a home bought today will be worth later. The figures are preliminary and can be revised. And for a Kuwaiti buyer the question in Oman is usually residency as well as price, which depends on the project and the amount paid, not on the index.
