What the department published

In figures carried by WAM on 13 October 2026, the Sharjah Real Estate Registration Department said the total value of real estate transactions in the emirate from the start of 2026 to the end of September reached AED 46.8 billion, compared with AED 44.3 billion in the same period of 2025, a growth rate of 5.6%. The total number of transactions was 91,560, 14% more than the 80,320 recorded a year earlier. The department also reported that title deed transactions rose 11.2% to 34,420, preliminary sales contracts numbered 11,258, and mortgage transactions reached 3,839 with a total value of about AED 10.2 billion, spread across 31 financing entities. Twenty-two new real estate projects were registered in the nine months, in the residential, industrial and commercial sectors.

Sales: 24,749 deals worth AED 35 billion

Sales transactions numbered 24,749, up 2.1% on the same nine months of 2025, with a trading value of AED 35 billion across 216 areas and a total traded area of 138 million square feet. Residential properties made up the largest share with 19,910 units sold, or 80.5% of the total, followed by industrial properties with 3,524 (14.2%), commercial properties with 1,295 (5.2%) and agricultural properties with 20 (0.1%). The department did not publish the sales value for the same period of 2025, so the growth in sales value cannot be calculated from this release.

Where the deals were

By number and value of sales transactions, Muwaileh Commercial came first with 3,440 transactions worth AED 3.9 billion, followed by Al Buleida with 2,728 transactions worth AED 1.8 billion and Al Khan with 1,581 transactions worth about AED 2 billion. Muzeiri'a recorded 1,115 transactions and Al Sajaa Industrial 991; the release gives no value for these two. Abdulaziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, said the performance shows the resilience of the market and its continued capacity to attract investment, thanks to the variety of projects, the wider range of ownership opportunities and the flexible legislative and regulatory environment.

How to read the numbers

Three cautions. The AED 46.8 billion and the 91,560 cover all transaction types registered by the department, not home sales alone, so they should not be read as residential sales or as any developer's revenue. The period is January to September 2026, compared with January to September 2025. And these are registration figures, not prices: the release does not say whether prices per square foot rose or fell. The 14% is the growth in the number of transactions; their value grew 5.6%.

Why it mattersOur view for a Kuwaiti reader. Read these figures as activity, not prices. The AED 46.8 billion total covers all the department's registered transactions, not sales alone (sales were AED 35 billion and mortgages about AED 10.2 billion), so it is not the value of homes sold and it says nothing on its own about whether prices went up or down; the release gives no price index. The more useful line for a buyer is the sales line: 24,749 sales in nine months, about four in five of them residential, a little more than a year earlier. Two points stand out to us. First, the number of transactions grew much faster (14%) than their value (5.6%), so the market is busier and the average transaction is smaller; this is not a price measure, because the mix of deals changes from year to year. Second, the mortgage figures, 3,839 mortgage transactions worth about AED 10.2 billion with 31 financing entities, show that bank finance is active in Sharjah. Before buying anywhere in the emirate, ask for the price history of the specific building or community, not the emirate total.

We are an authorised broker for Arada in Sharjah. Our Aljada page shows the one- to four-bedroom apartments at Jenna, Safa and The Gate, with Madar at the centre of the community; the department's release gives figures by area but not for individual projects, so these totals tell you about the emirate, not about Aljada.
