What the Land Department data shows

We searched the Dubai Land Department's open real estate data on 2 November 2026 for all transactions registered from 26 to 30 October. It returns 2,581 sales worth AED 7.44 billion, 985 mortgages worth AED 3.51 billion and 198 gifts worth AED 1.32 billion, about AED 12.26 billion in all by our sum. Of the 2,581 sales, 1,161 were ready properties worth AED 4.39 billion and 1,420 were off-plan worth AED 3.05 billion, and 2,525 were residential. By property type, the data lists 1,936 flat sales worth AED 3.23 billion, 273 villa sales worth AED 1.07 billion and 224 land plot sales worth AED 2.57 billion; the rest were offices, shops and hotel units. The last entry on Friday 30 October was timed 11:43, the same hour as the last entry on Friday 23 October, so the week appears complete; any later corrections by the department are not included.

Compared with the week before

The same open-data search for 19 to 23 October, run again on 2 November, returns 2,466 sales worth AED 6.97 billion, 1,000 mortgages worth AED 2.56 billion and 249 gifts worth AED 1.39 billion; our story of 23 October counted 2,467 sales, one more, from the same data at the time. So sales rose by 115 transactions, or about 5%, and their value by about AED 0.48 billion, or about 7%. The rise came from finished homes: ready sales went up by 241, from 920 worth AED 4.09 billion to 1,161 worth AED 4.39 billion, while off-plan sales were 1,420 against 1,546. Villa sales rose from 209 to 273.

Where the sales were

By number of sales, the busiest areas in the Land Department's records were Jumeirah Village Circle with 219 sales worth AED 259 million, Liwan with 150 sales worth AED 155 million, Business Bay with 116 sales worth AED 459 million, Madinat Al Mataar with 111 sales worth AED 160 million and Al Yufrah 1 with 88 sales worth AED 386 million. Palm Jumeirah had 21 sales worth AED 237 million, among them the week's most expensive flat, a five-bedroom flat in Balqis Residence registered at AED 55 million. The largest single entry of the week was AED 600 million for a land plot in Barsha Heights, registered on 29 October. Area names are as the Land Department records them.

Middle prices

By our calculation from the same week's data, the median value of the 1,936 flat sales was about AED 1.19 million and the median value of the 273 villa sales was about AED 3.73 million. A median is the middle sale when all are lined up by price, so a few very large deals do not move it. The week before, the medians were about AED 1.19 million for flats and about AED 3.18 million for villas. The higher villa median reflects which villas changed hands this week more than a change in prices; these are citywide figures across all communities and sizes.

Why it mattersOur view for a Kuwaiti buyer: the number to watch this week is the ready market. Sales of finished homes rose from 920 to 1,161 in one week, and their share of all sales went from about 37% to about 45%. That matters for a buyer from Kuwait for a simple reason: a ready home can be seen, measured and rented out from the day of transfer, and its price can be checked against recent registered sales in the same building, which is not possible for a tower that does not exist yet. The overall count also moved up, by 115 sales, while the middle flat price stayed almost where it was, about AED 1.19 million, so this was a week of more buyers rather than higher prices. One week is not a trend, and these are citywide figures across every community and size. Before you buy, ask for the registered sales of the last three months in the building or street you like, and compare them with the asking price.

What Al Mithaq adds

In Dubai we represent Emaar's communities, including Dubai Creek Harbour and Dubai Hills Estate. For clients who want a finished home rather than an off-plan launch, our page of ready-to-move Emaar homes lists homes with their sizes and Emaar's list prices.
