The figures

Land sales in Dubai from the start of 2026 to 26 October totalled about AED 146 billion across 10,770 transactions, according to Dubai Land Department data reported by Gulf Today on 27 October 2026. Residential land accounted for AED 88.6 billion across 7,545 plots, 61% of the value and 70% of the number of deals. Commercial land accounted for AED 57.2 billion across 3,225 deals, 39% of the value and 30% of the number.

Where the land was sold

Me'aisem 2 led all areas by value, with AED 10.7 billion across 557 deals. It was followed by Al Yelayiss 5 with AED 7.4 billion across 942 deals, Palm Jebel Ali with AED 7 billion across 165 deals, Al Ruwayyah 1 with AED 6.3 billion across three deals, and Umm Suqeim 1 with AED 4.6 billion across 30 deals. Palm Jumeirah recorded AED 3.4 billion across 63 deals.

Since the summer

Gulf Today reported on 4 August, also from Dubai Land Department data, that land sales in the first seven months of 2026 reached AED 125 billion across 7,981 transactions, and that land made up 39% of the value of all property sales in that period. By our calculation, about AED 21 billion and 2,789 more plots were added between August and 26 October. Palm Jebel Ali rose from AED 5.7 billion across 140 deals at the end of July to AED 7 billion across 165 deals.

Why it mattersOur view for a Kuwaiti buyer: land is where future homes begin. When developers and investors buy this much land, it usually means new communities and new launches are being prepared for the years ahead, and seven in ten plots sold this year were residential. For a buyer this has two practical sides. There will be more choice of new projects and payment plans, so there is no need to rush into the first launch you see. And because many of these plots are in new districts away from the city centre, check the roads, schools and services that are planned around a project before you commit. Land sales totals do not tell you what any single home will be worth later, so judge each project on its own price, developer, handover date and location.
