What the October figures show

According to Dubai Land Department data reported by Emirates 24|7 and Emarat Al Youm on 31 October 2026, property sales in Dubai during October alone came to AED 34.12 billion through 11,610 transactions: 9,185 for residential units, 985 for buildings and 1,435 for land. Those three parts add up to 11,605, and Al Bayan, citing the same department, reports 11,605 sales worth AED 34.1 billion, so we write about 11,610. Ready properties made up AED 20.99 billion through 4,907 transactions and off-plan properties AED 13.13 billion through 6,698 transactions. By our calculation, ready properties were about 62% of the value and about 42% of the deals.

Mortgages, gifts and the month's total

The same data shows mortgage transactions worth AED 12.68 billion in October through 4,552 transactions (2,744 for residential units, 515 for buildings and 1,293 for land), and gifts worth AED 5.47 billion through 989 transactions. Together with sales, the total value of real estate transactions in Dubai in October passed AED 52.27 billion, across about 17,150 transactions. Al Bayan gives slightly different counts for mortgages and the total, which is normal when figures are pulled from live registry data on different days.

The first ten months of 2026

From January to the end of October 2026, the same reports put Dubai property sales at AED 411.98 billion through 134,730 transactions. Ready properties led with AED 215.6 billion through about 43,970 transactions, against AED 196.38 billion for off-plan through 90,760 transactions. By value, the best-selling areas over the ten months were Business Bay at more than AED 21.96 billion, Airport City at about AED 18.35 billion, Al Yalayis 1 at AED 16.63 billion, Palm Deira at AED 13.85 billion and Palm Jumeirah at about AED 12.77 billion.

Why it mattersOur view for a Kuwaiti buyer: October's numbers show where the money went. Fewer than half of the month's sales were ready properties (4,907 of about 11,610), yet they took about 62% of the value, AED 20.99 billion of AED 34.12 billion. Ready sales also include land and whole buildings, which are larger deals, so this does not mean a typical finished flat costs more than an off-plan one; it means buyers with large budgets were putting their money into things that already exist. For a buyer from Kuwait, a ready home has clear advantages: you can see it, measure it, rent it out from the day of transfer and compare its price with registered sales in the same building. Off-plan still made up most of the deals, 6,698, and suits buyers who want to pay in instalments over the build. These are citywide monthly totals across every community and property type. Before you buy, ask for the registered sales of the last three months in the building or street you like.
