What the Ministry published

The Ministry of Justice publishes every court-ordered property sale on its announcements page, and each notice carries a scanned copy of the full advertisement with the deed, the plot and parcel, the area in square metres, the opening price, the expert's description and the auction conditions. When we opened the page on 3 November 2026 it carried 26 new property notices numbered 3624 to 3656, published between 26 October and 3 November by the Clerks Department of the Court of First Instance; two of them were published twice under a second number (3624 as 3632, and 3630 as 3633); number 3649 is a Ministry finance announcement, and numbers 3631, 3634, 3637 and 3648 do not open. The sessions run from Tuesday 10 November to Sunday 29 November, all at 9:00 am in Hall 5 on the eighth floor of the new Palace of Justice. Our story of 23 October covered the earlier notices, up to No. 3621.

The highest opening prices

Notice 3656, for Sunday 29 November, offers a 750 square metre private house in Abdullah Al Salem at an opening price of KD 1,350,000. On Thursday 19 November, notice 3628 offers a 750 square metre house in Omariya at KD 621,000 and notice 3644 an 810 square metre house in Jabriya at KD 619,650; the same day, notice 3638 offers a 750 square metre house in Ardiya at KD 522,000, notice 3654 a 680 square metre house in Salwa at KD 328,050 and notice 3647 a 400 square metre house in Saad Al Abdullah at KD 319,000. On Wednesday 11 November, notice 3624 offers a 750 square metre house in Rumaithiya at KD 583,200, and notice 3651 a 400 square metre government house in Naseem at KD 259,200. On Sunday 22 November, notice 3650 offers a share in a 1,000 square metre house in Jabriya at KD 729,000, and notice 3655 a house in Kaifan at KD 400,950. After Abdullah Al Salem, the highest opening prices are in notice 3629 for Tuesday 24 November: three agricultural plots in Fintas of 1,683, 1,545 and 1,500 square metres at KD 1,022,425.500, KD 938,587.500 and KD 972,000.

Smaller lots on the list

The first session, on Tuesday 10 November, is notice 3642 for a 400 square metre house in Mubarak Al Kabeer at KD 360,000. On Monday 16 November, notice 3627 offers a 278.92 square metre house of ground and first floors in Dhaher at KD 144,342, the lowest opening price for a whole house on the list. On Wednesday 18 November there are four houses: two of 400 square metres in Riqqa at KD 229,500 and KD 220,500, one in Dhaher at KD 215,000 and one of 400 square metres in Saad Al Abdullah at KD 315,000. On Monday 23 November, notice 3630 offers a 203.23 square metre flat in a residential tower in Hawalli at KD 165,000. The list also has houses in Andalus, Jahra, Sabah Al Salem and Abdullah Al Mubarak, more lots in Salwa and Jabriya, a second flat in Hawalli and a flat share in Jaber Al Ahmad.

How a session works, as the notices state it

The auction conditions printed on each advertisement are the same. Bidding starts at the opening price, and to take part a bidder must first pay at least one fifth of that price by a certified cheque or a bank guarantee in favour of the Execution Department at the Ministry of Justice. If the winning price is deposited at the following session the sale is confirmed, unless someone then offers at least one tenth more and deposits the full amount, in which case bidding reopens. The winning bidder pays the transfer and registration fees, execution costs of KD 200, lawyers' and experts' fees and the cost of advertising the sale, and is taken to have inspected the property.

Why it mattersOur view for a Kuwaiti buyer: this list is mostly family houses in residential areas from Kaifan and Jabriya out to Jahra and Saad Al Abdullah, not land on the coast, and the opening prices are a useful public reference, but they are set by the court and can sit below the expert's valuation: in notice 3643 for Salwa the expert valued the property at KD 550,000 and the opening price is KD 445,500. Divided by the land area (our calculation, and only a rough guide because the price includes the building), the opening prices run from about KD 1,800 per square metre in Abdullah Al Salem down to about KD 430 for a 1,040 square metre walled plot in Salwa (notice 3643), with Jabriya, Rumaithiya, Omariya and Saad Al Abdullah all near KD 765 to KD 830. A court auction can be a fair way to buy a house, but read each notice in full first: several lots are shares rather than whole houses, at least 11 of the 26 list building violations, such as extra floors or rooms built without a permit, and the notice states that the buyer is taken to have inspected the property. Go and see the house, check the violations with the municipality, and have the one fifth deposit ready as a certified cheque or bank guarantee before the session day.

What Al Mithaq adds

We follow the Ministry's auction notices and publish the new ones here before the sessions. If you would rather build your own home by the sea than buy an older house at auction, our Sabah Al Ahmad Sea City page explains the five phases, the usual plot sizes of 400 to 800 square metres and which phases still have more empty plots. Tell us the area, the size and the budget you have in mind and we will call or WhatsApp you back on the same working day.
