Nakheel unveils Bay Estate at Dubai Islands, launching about 360 villas and townhouses on a 653,709 square metre gated masterplan
Nakheel, a member of Dubai Holding Real Estate, announced on Monday 5 October 2026 a new gated community called Bay Estate at Dubai Islands, the island development off the Deira coastline. The launch comprises about 360 three- and four-bedroom garden villas, attached villas and townhouses, with a selection of beachfront and waterfront plots, across 2.4 kilometres of beachfront and 6.5 kilometres of waterfront. The release gives no prices, no sales date and no completion date.

What Nakheel announced
In a release dated 5 October 2026, also carried by Zawya and reported by Construction Business News Middle East the same day, Nakheel said the launch of Bay Estate, a gated waterfront community at Dubai Islands, comprises about 360 three- and four-bedroom homes and a selection of beachfront and waterfront plots. The homes are garden villas, attached villas and townhouses, set around swimmable lagoons, beach access and pedestrian-first green spaces. The estate has gated access and controlled entry points, with a beach club, a clubhouse, marina facilities, retail and wellness spaces, sports courts, children's play areas and landscaped walking routes.
Three collections: Cala, Verda and Agora
Nakheel divides the estate into three collections. Cala centres on secluded lagoon living; Verda is defined by green spaces and family-oriented homes; and Agora is the more social, connected neighbourhood. The wider Bay Estate masterplan covers 653,709 square metres and is planned to house more than 12,000 residents at full completion. Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said: "Dubai Islands represents one of the most significant opportunities to shape the future of waterfront living in Dubai."
Dubai Islands in numbers
According to the same release, Dubai Islands extends the historic Deira coastline as a five-island masterplan of 18.6 square kilometres, planned for more than 230,000 residents in about 62,000 homes, with more than 11,000 hotel keys and more than 4,000 branded residences. It includes two 18-hole championship golf courses and eight marinas, and adds about 57 kilometres of coastline to the city, 21 kilometres of it beachfront. Three bridges link the islands to the mainland with direct access to the Al Shindagha Corridor; Dubai International Airport is within 10 kilometres and Downtown Dubai within 15 kilometres.
